Q & A’s

Q:  How long is the buy back Guarantee good for?
A:  InterNACHI® honors the Guarantee for 90 days after closing. This is stated clearly in the first bullet point of the "fine print" section of
www.nachi.org/buy. Since it is honored for 90 days after closing, not just the inspection, the Guarantee is the perfect companion to seller inspections.

Q: Is this good for seller's pre-listing inspections?
A:  Yes.  And the Guarantee automatically transfers to the new buyer.  The Guarantee goes with the home, not the occupant or owner, so it is perfect for pre-listing inspections. And, best of all, the 90 days starts at closing, not the day of the inspection. So, there is no rush.

Q: How much will you buy a home for?
A:  We'll pay your client whatever price they paid for the home, but the client is responsible for real estate commissions, moving costs, etc.

Q: Is this an insurance product?
A:  No. We don't insure anyone's losses, we don't write checks to cover losses, we don't repair or replace any system or component, and we don't charge consumers for anything. We also don't reimburse the consumer for direct or indirect costs of buying the home, such as closing costs or moving costs.  We merely offer to buy the homes for no more than they were recently purchased for (in the past 90 days).

Q:  What if I miss something minor, such as a defective $10 GFCI? You aren't really going to buy the home because I missed something minor -- are you?
A:  Yes, InterNACHI will buy the home, provided you and the client satisfy all program requirements.

Q: Will you buy back a home if it is discovered to have a mold problem or was once a meth lab?
A:  No.  Homes with material defects not present at the time of the inspection, or not required to be inspected, per
InterNACHI's Residential Standards of Practice, are excluded from this program.  This is stated clearly in the last bullet point of the "fine print" section of www.nachi.org/buy

The CLIENT understands that under the "We'll Buy Your Home" Program, InterNACHI® purchases the home – not the INSPECTOR.  The INSPECTOR's role is limited to his/her participation in the "We'll Buy Your Home" Program, but InterNACHI® purchases the home.  CLIENT understands that INSPECTOR has no obligation to purchase the home under the "We'll Buy Your Home" Program, and CLIENT’s sole remedy for any failure to purchase the home is against InterNACHI®.

InterNACHI® is so certain of the integrity of our members

InterNACHI® will pay up to $25,000 (USD; maximum collective aggregate) for the cost of replacement of personal property lost (and not recovered, restituted or insured) during an inspection and stolen by an InterNACHI®-certified member who was convicted of or pleaded guilty (or no contest) to any criminal charge resulting from the member's taking of the client's personal property.  Claimant agrees that the exclusive venue for any action against InterNACHI® arising out of this Honor Guarantee is the District Court in Boulder County, Colorado.  InterNACHI's Honor Guarantee is valid throughout the U.S. and Canada.
